The Process

After the Estimating Department wins a project, James R. Thompson, Inc. (JRT) notifies the entire Project Team, initiates the contract, generates an insurance certificate, and submits for permit. Ryan expedites the Owner contract execution while Todd chairs the Kickoff meeting with the Estimator, Project Manager, and the Superintendent. This typically involves a page turn of the drawings and a review of each Subcontractor scope of work and Client expectations.

The Project Manager then writes all the subcontracts and begins the process of assembling the priority submittals with the help of the Assistant Project Manager.

The Superintendent will then pick up the permit and began to investigate a make safe demo and coordinate a Kickoff meeting with the Landlord and Tenant. The whole process takes just a few days to complete, and our Superintendents are usually onsite full-time by the 2nd or 3rd day from release.

The Team has weekly project meetings to update the Client and Architect and to coordinate RFI’s, submittals, schedule, etc. After the project meeting, minutes are issued.

JRT will financially close out your project no later than 30 days after substantial completion including completing all punch-list items and closeout documents. Our Project Team will also drop by within the first year to see how the space is holding up and take care of any warranty issues you may have.
